Steve Marlowe

Founding Principal - COLDWATER DDC

With over 15 years of experience in real estate development and construction, Steve brings immense knowledge, grit and creativity to each project undertaken by COLDWATER DDC. As a seasoned practitioner of project management, Steve has honed his unique management style blending detail oriented problem solving and big picture vision, leading to profitable and timely development and construction projects. He's successfully completed a wide array of project styles from ground up construction to adaptive reuse renovations, seismic retrofits, historic restorations, office and retail tenant improvements, and restaurants ranging from full service to fast casual and food halls.

Steve began his career in the general contracting world, where he learned to become a builder, He then transitioned to the ownership side working in-house at Westfield where he developed his passion for retail and food & beverage. While there, he completed the Village at Topanga and Century City shopping centers. After working in-house as director of development for a commercial real estate developer, Steve longed to get back to the retail world to help business owners navigate the world of development and construction. In 2022 he founded COLDWATER DDC with the chief aim of making the retail construction process as simple, efficient and high quality as possible by taking the burden of development off the shoulders of the business owner, creator, restauranteur, chef, artist or entrepreneur.

Steve earned a BS in civil engineering and an MS in structural engineering from The George Washington University in Washington D.C.

Steve and his wife Ashley live in Los Angeles with their eight-year-old twin sons.

Jonathan Albrecht

Principal - COLDWATER DDC

Jonathan is a seasoned professional with extensive experience in building and scaling brands, with an emphasis in real estate development, operations, and businesses aiming to scale brick-and-mortar units.

His pivotal role in expanding numerous fitness concepts is most notably recognized through his involvement in overseeing the development roadmap and real estate activities for a Private Equity-backed owner group of Orangetheory Fitness studios. In 2014, Jonathan helped open the first Orangetheory Fitness location in Los Angeles, growing it to eleven by 2018. A strategic partnership with the Private Equity firm in 2019 enabled his team to expand the portfolio to an impressive fifty-one locations by 2023. This growth included the development of 29 new locations under his leadership, alongside 22 locations acquired through M&A activities. Jonathan's responsibilities include ensuring all new development projects adhere to franchise, state, and local governance, as well as the Private Equity Board of Directors' initiatives, timelines, and benchmarks. He expertly reviews and negotiates lease terms to ensure new developments meet financial goals and serves as the primary liaison to real estate brokers, construction vendors, and the Master Franchisor.

Jonathan takes tremendous pride in managing project transitions from site selection and lease negotiations to receiving issuance of a Certificate of Occupancy, striving for seamless openings that are cost-efficient and effortless for the investors. His depth of knowledge and adaptability make him a valuable asset in any development endeavor, particularly when scale and budget are top priorities.

Jonathan earned a BS in Finance with an emphasis in Decision Sciences from the University of San Diego.

Jonathan and his wife Jordan live in Los Angeles with their two-year-old son Atticus, and newborn daughter Delilah.
